A series of panel houses P-3 was developed in the late seventies. The first facilities were put into operation by the beginning of the 1980 Olympics, the main of which is the Olympic Village (South-West of Moscow, Troparevo district).

The experimental houses of this series, built in Troparevo, were 16-storey (P-3/16), later one more floor was added to the project (P-3/17).In the south of Moscow, low-rise options are sometimes found. What is characteristic, due to the initially laid down design features, this did not affect the layouts and the constructive solution in any way.

The layout of the P-3 house provides for two types typical sections- ordinary four-apartment and rotary (corner) two-apartment. Young people bought a two-room apartment in a twelve-story panel building. The purchase was made on the secondary housing market. Parents helped with the purchase as a wedding gift. It has not been renovated for a long time, so the newlyweds need repairs and a design project. For this they turned to us. Having discussed all the details in advance, we came to the conclusion that the apartment as a whole will be made in a modern style, however, there is a place for a classic style in it. Starting the development of a design project, we performed measurement work. When measuring, we took into account all the irregularities of the walls, floor, ceiling. The maximum differences were found. In the future, this information will help us in a more accurate calculation of the estimate documentation. Namely, the consumption of rough material.

A light color was chosen for the walls in the hallway and a small corridor. Added a modern touch in the form of brick cladding in the area front door and one of the walls. The floor was laid out with large black and white tiles according to the original scheme: one tile is oblique, the other is in a classic position. Furniture and doors picked up in classical style- wooden. Intense, noble brown color. A comfortable sliding wardrobe was installed, the frosted doors of which were decorated with an interesting mirror pattern.

The living room of our clients is large and spacious. Therefore, the basis was taken bright hues. The ceiling and three walls were made in ivory color by our designers. The fourth is pasted over with gray decorative, textured wallpaper. The laminate is matched to them. The sand-colored floor insert, in the form of a rectangle, enlivens this whole picture. Our customers love to receive guests, so the designers placed a luxurious corner sofa and an armchair. We opted for a glass coffee table to emphasize the “lightness” of the interior. A compact furniture wall was placed along one of the walls - a tribute to the classics. In addition, it can accommodate all the necessary household items and personal documents. But near the TV there are quite modern and comfortable hanging shelves and a long nightstand, all in light colors to keep the room's style consistent.

The ceiling was made two-level, built-in lamps were installed around the perimeter of the ledges to do without a chandelier. Developing the design of the bedroom, we used simple tricks. The color for the walls was yellow. It was the desire of the owners. For contrast, one of the walls was pasted over with beautiful burgundy wallpaper with yellowish floral patterns. The ceiling has the same design as in the living room - it is two-level, with built-in lights on the ledges. Matte wardrobe doors have the same mirror pattern as the wardrobe doors in the hallway. Which, of course, emphasizes the unity of style. The furniture set is light, with gray inserts, which are repeated in the form of mirrored frames. It all looks nice and modern.

Light colors were also chosen for the kitchen, interesting solution- brick light kitchen apron, made in modern style. The floor was tiled with two types of tiles: large tiles of a reddish hue formed a kind of insert in the dining table area. A small placer mosaic decorated the room around the perimeter. The furniture set was chosen modern: its lower part is made in brown, which is in perfect harmony with the dark dining table and the door, and top part headset is white. Such an interesting idea creates contrast and emphasizes the harmony of colors. The dining table and chairs are classic dark wood. Lighting is created by built-in lamps, which look very advantageous in our interior. Beautiful paintings in gray and white tones of a certain theme were placed on the wall.

For the bathroom and toilet, they chose white tiles with a subtle floral pattern. Tile added to bathroom for contrast blue color, therefore, the furniture set was chosen not white, but the colors of the sea wave. In general, the bathroom and toilet are made in a classic style; shocking design tricks and elements.

P-3 - panel series typical residential buildings from isolated block sections. Years of construction - from the end of the 70s of the 20th century. In the form of modified series, such houses are being built today. This is one of the frequently encountered Moscow type series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the typical P-3 series had 16 floors, then another floor was added by the mid-eighties of the 20th century. There are modifications of this series in 22 floors. Sometimes there are also low-rise versions of P-3 houses.

The internal structure of the buildings of this series is represented by ordinary sections of 4 apartments and turning sections, which house 8 apartments.

Possessing good economic indicators, the houses of this series were massively built in Moscow and the Moscow region.

This type of apartment is often rented out, so they only do cosmetic repairs. Demolition of walls is not always relevant, because it is possible to create a comfortable and functional space thanks to the correct arrangement of furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving the walls, doorways or plumbing, which require prior approval.

Option number 1: apartment for a middle-aged couple without children

Task: in this layout, I wanted to take into account such nuances as storing things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a lounge combined with an office where you can meet guests and engage in hobbies.

Decision: at the entrance to the apartment, on the left side, there is a cabinet for shoes and a quick hanger. On the right side, along the wall, there is a long wardrobe for storage. outerwear. Since the hallway is narrow and walkable, it is more convenient to install a full-length mirror in the front door itself.

In the space between the load-bearing wall and the bathroom, it would be practical to equip a pantry closet. In this case, a married couple without children lives in the apartment, so instead of a bathroom, you can install a shower and a washbasin with two sinks.

The kitchen has enough space to accommodate a complete set household appliances (Dishwasher, hob, built-in oven, microwave and refrigerator). On the wall behind which there is a ventilation duct, we install a TV, and under it we make a narrow cabinet under a single tabletop. In the room opposite the front door we equip the living room. On the right side there is a wardrobe for additional storage of things, an ironing board can be placed behind the door, and a TV-wall opposite the sofa. Under the window we place a desktop, and on the sides of it - shelving for documents and books. Thus, the room becomes multifunctional.

In the largest area of ​​​​the room we have a bedroom. At the entrance, we put a corner wardrobe, a full-length mirror to the left of it, so that the door does not reflect. We set the double bed in such a way that when lying on it, you do not have to look towards the hallway. On the opposite wall we install a TV, to the left of it there is a small chair where you can fold the bedspread. Instead of bedside tables, we put a low chest of drawers with a reading lamp on one side, and on the other side, closer to the window, a dressing table.

Pros of the layout: all rooms are isolated, furniture is ergonomically arranged, a spacious bedroom, a multifunctional living room (reception, office, extra bed), enough storage space. Washbasin with two sinks in the bathroom.

Cons: no bath.

Option number 2: apartment for a young married couple with a child who is in elementary school

Task: in this version, the same issues of storage and convenient arrangement of furniture were taken into account, but for a family of three.

Decision: in the hallway, right side at the entrance to the apartment, there is a closet and a chest of drawers with a mirror, where hats and accessories can be placed. On the left side there is a quick hanger, under which there is a padded stool for convenience. In the bathroom, we install a regular bathtub and a standard washbasin with one sink. Next to the washing machine is a tall narrow cabinet for bath accessories and towels.

Since in this case there is no living room, you can spend time with guests in the kitchen. For convenience, we put a small soft sofa under the window and a rectangular table. The kitchen itself is almost straight in shape, it adjoins the ventilation duct at an angle so as not to reduce space. In the room opposite the entrance to the apartment we are making a full-fledged bedroom for parents with a double bed, on the opposite wall there is a chest of drawers with drawers, you can store bed or underwear in it. Above is a TV. Nearby is a narrow high chest of drawers, the top cover of which is a mirror, it can be used instead of a dressing table.

We “give” a large room for a nursery. The space is divided into two zonal groups. Closer to the window is the study area where desk, on the opposite wall - a rack for books and textbooks. To the left of the front door is a baby bed in wooden frame with drawers below, in which you can put the bed linen - so the bed becomes a sofa. Opposite - a rack of the same height as the bookcase, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a closet with hinged doors, and next to it there is an armchair with an ottoman, so that it would be more convenient for the child to change clothes.

Pros of planning: the child has his own personal space, where the furniture is functionally divided into groups according to their purpose. Parents also have their own room, in which everything you need to relax. The apartment has enough storage space despite the fact that there are more family members. The advantage can be attributed to a full bath. Cons: no living room.

Option number 3: an apartment for a young couple without children living with their parents

Task of this layout - take into account in each room a sleeping place and a recreation area in which you can spend time with other family members.

Decision: in the hallway, on the right side at the entrance to the apartment, there is a closet in which off-season things are stored, next to it there is a quick hanger, and under it there are shelves for shoes. In the bathroom we install a large corner bath and a washbasin with one sink. Opposite the washing machine is a tall cabinet for storing bathroom accessories and towels.

In a smaller room, there is a bedroom for the parents of one of the spouses of a young couple. It also has a double bed. Opposite it is a wall-wardrobe, in which there is a wardrobe with hinged doors and a chest of drawers, and on it is a TV. Closer to the window, on one side of the bed, there is a bedside table with a lamp, and on the other side, two armchairs and a coffee table.

Pros of the layout: the presence of two double beds, personal space for each couple.

Cons: no living room.

The P-3 series is quite often found in the development of the capital and the region, rightly considered one of the most successful projects high-rise buildings. Initially, the houses of this series were erected by "sixteen-story buildings", but in the 80s, the architects decided to add another floor (the safety margin included in the original project allowed this). In the southern part of Moscow, you can also find low-rise versions of the P-3. The first P-3 houses became part of the famous "Olympic Village", and modified versions of this series are being built today.

The advantages of this "late Brezhnev" project include well-thought-out modern layouts of residential premises, large loggias, freight elevators in each section. Improved thermal insulation of the walls is provided by external wall panels which have three layers. There are no plans to demolish the houses of the series in the foreseeable future.





Design features of the series and facade finishing

P-3 houses consist of isolated sections-blocks. Internal walls are prefabricated reinforced concrete panels, which have a thickness of 14 cm or 18 cm, and interior partitions are made of rolled gypsum concrete panels 8 cm thick. Ceilings between floors are made of prefabricated reinforced concrete panels according to the size of the room (thickness 14 cm). The balconies are made of reinforced concrete slabs (22 cm), which are supported by external expanded clay concrete panels. Balcony railings - metal (blank screen).

Please note that the electrical wiring in P-3 is laid in plinth boxes, where a special iron pipe with wires.

Sections in P-3 can be either ordinary (4 apartments per floor) or corner (8 apartments per floor). The first floor in typical P-3 can be both residential and occupied by infrastructure facilities.

Features of apartment layouts

Despite the fact that most of the interior walls of the P-3 series are load-bearing, which makes redevelopment difficult, such housing is in high demand on the real estate market. This is partly due to the fact that the rooms there are initially spacious, and the layout is good and without alterations. Most often, during the renovation of P-3 apartments, the area of ​​\u200b\u200bthe bathroom is increased by “borrowing” square meters from the corridor. The area of ​​kitchens in all apartments of the series is from 8 to 10 m2.

Perhaps the only drawback of the P-3 series is considered to be small living rooms in “odnushki”, but today this can even become a “plus”, given the modern fashion for small “smart apartments”. In addition, balconies are not provided in one-room apartments of the series.
