Layout of a two-room apartment p 3. Panel houses P3 and P44 - disadvantages and advantages of structures. Scheme of typical sections with the placement of apartments

Young people bought a two-room apartment in a twelve-story panel building. The purchase was made on the secondary housing market. Parents helped with the purchase as a wedding gift. It has not been renovated for a long time, so the newlyweds need repairs and a design project. For this they turned to us. Having discussed all the details in advance, we came to the conclusion that the apartment as a whole will be made in a modern style, however, there is a place in it for a classic style. Starting the development of a design project, we performed measurement work. When measuring, we took into account all the irregularities of the walls, floor, ceiling. The maximum differences were found. In the future, this information will help us in a more accurate calculation of the estimate documentation. Namely, the consumption of rough material.

A light color was chosen for the walls in the hallway and a small corridor. Added a modern touch in the form of brick cladding in the area front door and one of the walls. The floor was laid out with large black and white tiles according to the original scheme: one tile is oblique, the other is in a classic position. Furniture and doors picked up in classical style- wooden. Intense, noble brown color. A comfortable sliding wardrobe was installed, the frosted doors of which were decorated with an interesting mirror pattern.

The living room of our clients is large and spacious. Therefore, the basis was taken bright hues. The ceiling and three walls were made in ivory color by our designers. The fourth is pasted over with gray decorative, textured wallpaper. The laminate is matched to them. The sand-colored floor insert, in the form of a rectangle, enlivens this whole picture. Our customers love to receive guests, so the designers placed a luxurious corner sofa and an armchair. We opted for a glass coffee table to emphasize the “lightness” of the interior. A compact furniture wall was placed along one of the walls - a tribute to the classics. In addition, it can accommodate all the necessary household items and personal documents. But near the TV there are quite modern and comfortable hanging shelves and a long nightstand, all in light colors to keep the room's style consistent.

The ceiling was made two-level, built-in lamps were installed around the perimeter of the ledges to do without a chandelier. Developing the design of the bedroom, we used simple tricks. The color for the walls was yellow. It was the desire of the owners. For contrast, one of the walls was pasted over with beautiful burgundy wallpaper with yellowish floral patterns. The ceiling has the same design as in the living room - it is two-level, with built-in lights on the ledges. Matte wardrobe doors have the same mirror pattern as the wardrobe doors in the hallway. Which, of course, emphasizes the unity of style. The furniture set is light, with gray inserts, which are repeated in the form of mirrored frames. It all looks nice and modern.

Light colors were also chosen for the kitchen, interesting solution- brick light kitchen apron, made in modern style. The floor was tiled with two types of tiles: large tiles of a reddish hue formed a kind of insert in the dining table area. A small placer mosaic decorated the room around the perimeter. The furniture set was chosen modern: its lower part is made in brown, which is in perfect harmony with the dark dining table and the door, and top part headset is white. Such an interesting idea creates contrast and emphasizes the harmony of colors. Dinner table and the chairs were classic, made of dark wood. Lighting is created by built-in lamps, which look very advantageous in our interior. Beautiful paintings in gray and white tones of a certain theme were placed on the wall.

For the bathroom and toilet, they chose white tiles with a subtle floral pattern. Tile added to bathroom for contrast blue color, therefore, the furniture set was chosen not white, but the colors of the sea wave. In general, the bathroom and toilet are made in a classic style; shocking design tricks and elements.

Design project of a two-room apartment - completed and completely liked. According to our clients, they got exactly what they wanted.

P-3 - panel series typical residential buildings from isolated block sections. Years of construction - from the end of the 70s of the 20th century. In the form of modified series, such houses are being built today. This is one of the frequently encountered Moscow type series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the typical P-3 series had 16 floors, then another floor was added by the mid-eighties of the 20th century. There are modifications of this series in 22 floors. Sometimes there are also low-rise versions of P-3 houses.

The internal structure of the buildings of this series is represented by ordinary sections of 4 apartments and turning sections, which house 8 apartments.

Possessing good economic indicators, the houses of this series were massively built in Moscow and the Moscow region.

In such houses successful layouts three and four-room apartments. Two-room apartments are not so successful because of the small balcony and the proximity of the entrance to the apartment to the entrances to the rooms. One-room apartment no balcony at all.

Almost all the walls in the houses of this series are load-bearing, which makes it difficult (or impossible) for any redevelopment.

Characteristics of the p3 series

House type: panel

Planning solution: consists of latitudinal four-apartment and ordinary eight-apartment corner sections with 1, 2, 3, 4 room apartments

Ceiling height: 2.64 m.

Building construction : external walls - three-layer panels 350 mm thick; internal - reinforced concrete with a thickness of 140 and 180 mm; partitions - 80 mm; floors - reinforced concrete 140 mm thick.

Ventilation: natural exhaust through the ventilation blocks in the bathroom and in the kitchen.

Water supply: cold and hot water from the city network.

Garbage disposal: garbage chute with loading valves on each floor.

The P3 house series belongs to the typical Brezhnev houses. Such buildings were built in the period from 1970-1998. They are common in Moscow and the Moscow region, and in the near future they are not on the list of houses to be demolished. Among the advantages of the series - comfortable layouts apartments, large balconies. Living quarters are located in separate corner sections.

Panel houses of the P3 series can have a different number of storeys (4-17 floors) and footage, with a height of living quarters of 264 cm. External wall structures were erected from three-layer panels, internal partitions and ceilings - from reinforced concrete panels.

The Olympic Village-1980 in Moscow (residential sector) consists entirely of standard panel houses of the P-3 series, which was taken as the basis for the design of the P-3M type series in the late 1980s.
Modification P-3M-6 was created in the mid-2000s. for the resettlement of residents of demolished dilapidated and five-story housing stock. On each floor there are 6 apartments of reduced footage
Apartments in new buildings of the P-3M series are often sold with a fine finish

Houses of the P44 and P3 series, as well as their later modifications, make up a large share of the residential development in Moscow and the Moscow region. Each of these series has its own characteristics, disadvantages and advantages.

Both series were developed in the late 70s, and the first objects were put into operation by the 1980 Olympics. They included 10-meter kitchens, halls in three-room apartments, freight elevators and a place for a concierge (the possibility of arranging a separate room) - all this was a huge rarity and a huge advantage in the late 1970s.

Subsequently, the shortcomings of the designs of houses of these series were revealed. As a rule, they do not greatly affect the main operational characteristics of the object, however, they require attention, a separate approach and timely elimination.

The "weak" places of buildings of both series include:

  • - in case of incorrect or untimely sealing of interpanel seams, atmospheric moisture may enter the interior, mold may appear and the interior finish may be destroyed.
  • - can be a place of accumulation of rain or melt water, in case of insufficient waterproofing and the absence of a slope of the balcony surface in the direction "from" the facade wall, leaks are possible both to the upper residential balcony and inside the building.

  • located along the perimeter of the roof (houses of the P3 series and their later modifications) - their insufficient waterproofing leads to atmospheric moisture entering the body wall panels, distribution of moisture inside technological cavities.

  • External finishing of facade panels(houses of the P3 series and their later modifications) - the panels may be covered with shrinkage cracks, cracking and peeling of the paint is possible. To maintain the facade in a satisfactory condition, it is necessary to carry out periodic cosmetic repairs of the facade. Sealing cracks on the surface of the facade walls must be carried out exclusively facade materials, the use of facade sealants for these purposes is unacceptable, this will lead to a violation of the vapor permeability of the panels and to further destruction.
