P-3 - panel series typical residential buildings from isolated block sections. Years of construction - from the end of the 70s of the 20th century. In the form of modified series, such houses are being built today. This is one of the frequently encountered Moscow type series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the typical P-3 series had 16 floors, then another floor was added by the mid-eighties of the 20th century. There are modifications of this series in 22 floors. Sometimes there are also low-rise versions of P-3 houses.

The internal structure of the buildings of this series is represented by ordinary sections of 4 apartments and turning sections, which house 8 apartments.

Possessing good economic indicators, the houses of this series were massively built in Moscow and the Moscow region.

In such houses, successful layouts of three and four-room apartments. Two-room apartments are not so successful because of the small balcony and the proximity of the entrance to the apartment to the entrances to the rooms. A one-room apartment without a balcony at all.

Almost all the walls in the houses of this series are load-bearing, which makes it difficult (or impossible) for any redevelopment.

The Olympic Village-1980 in Moscow (residential sector) consists entirely of standard panel houses of the P-3 series, which was taken as the basis for the design of the P-3M type series in the late 1980s.
Modification P-3M-6 was created in the mid-2000s. for the resettlement of residents of demolished dilapidated and five-story housing stock. On each floor there are 6 apartments of reduced footage
Apartments in new buildings of the P-3M series are often sold with a fine finish

Today we will again go to the developer of Moscow and the Moscow region, Pik-Industry. And see the house of the series P-3M kopeck piece layout Our apartment by today's size will be small, 54 square meters. In terms of its parameters and layout, it resembles a kopeck piece of the P-44T panel house line. But it has its pros and cons in planning. First, I would like to say a few words about the house. The P-3M series was developed on the basis of the previous P-3 panel house series. Unlike the first version, the P-3M series has increased thermal insulation and external three-layer hinged panels. The construction of a typical series of P-3M panel houses dates back to 1996 and is still under construction. Construction is underway in Moscow and the Moscow region. To better understand what kind of house we are talking about, let's see a photo of this series of houses.

Photo of panel house P-3M

P-3M house entrance

Bottom interesting photo made in the city of Lyubertsy, Moscow region. LCD Krasnaya Gorka. One house, combined two modifications. Along the edges on the left and right is a series of panel house P-3M, and in the middle there is a new configuration of P-3M (flagship). If you look at the peak of the roof of the house, you can see the differences.

It looks like a panel house of the P-3M series (flagship)

Layout plan for a two-room apartment P-3M

General dimensions of a small two-room apartment of the P-3M panel house

Entrance hall with corridor 5.60 + 2.80 sq.m

Kitchen - 9.1 square meters

Small room 14.3 square meters

Large isolated room 17.9 square meters

Bathroom together 3.9 square meters

Ceiling height 2.70 meters

Balcony is small

Total living area: 32.19 square meters, Total area of the apartment 53.8 square meters

The layout and dimensions of the hallway in P-3M

As I wrote above, the apartment is very similar to a small linear kopeck piece, panel house P-44T

It is possible in the hallway, along the long wall, to install a sliding wardrobe.

On the wall from the side of the room, hang a large mirror.

Another option is to put a closet in the hallway along a long wall and next to it is a small chest of drawers with a mirror.

We pass along the hallway towards the kitchen and here we find ourselves in a corridor where there is a good, deep place for a closet.

A closet to the ceiling, in my opinion, looks more advantageous. But of course it’s good to put a closet in this place, but for some reason the designers managed to spoil such a beautiful place and install an electrical panel in it.

We temporarily remove the closet from the corridor and look at how an electric, iron shield box is located on the wall.

The layout and dimensions of the kitchen in P-3M

The kitchen is quite spacious, size 9.1 sq. meter is felt. There is no exit to the balcony from the kitchen, which is a pity.

If you remove the door in the kitchen and make an opening to the ceiling, narrow corridor won't seem so small.

The layout and dimensions of the bathroom in P-3M

A bathroom with a toilet is no different from other typical series of houses. Everything fits the standard.

On one side was a washbasin with a washing machine.

Pay attention to the photo of the bathtub, if you are doing repairs in your apartment, make the same tile bend in yourself. First of all, it is convenient for those who have children. When you wash your child in the bath, the legs and back will not be so tired, as the legs are further advanced.

Classic toilet.

The layout and dimensions of a small room in a P-3M panel house

small room in panel house P-3M, worthy of all praise. It turned out to be extremely successful. The size of the room is 14.3 square meters. But the main advantage of the room is that it is not elongated, but has a square shape.

Thanks to the squareness, you will have many more options for arranging furniture.

The bedroom turns out to be chic, a large bed will not take up most of the room.

The wall where the interior door, not bearing. Interior door, can be easily moved to any part of the wall. If you move the door to the left, instead of a wardrobe, you can install a bed along the wall.

Layout and dimensions of the Large room in the P-3M panel house

The big room is no different. Not even up to 18 square meters. Has access to a balcony.

Renovation will give the room beauty.

Can be installed in a large room corner sofa. But it feels like it eats up most of the space.

Balcony in the panel house P-3M

The balcony has a semicircular shape. They do not want to make large balconies in small kopeck pieces of new buildings. You'll have to be content with that.

Due to the low cost of construction and successful layouts a series of panel houses P-3 has become widespread in Moscow and the region. Years of construction of the series: from 1975 to 1998 The main construction areas are: Olympic Village, Troparevo, Cheryomushki, Yasenevo, Teply Stan, Belyaevo, Novokosino, Vykhino-Zhulebino. In the Moscow region, houses of the P-3 series were built in the cities: Mytishchi, Khimki, Nakhabino, Gorki Leninsky, Moskovsky, Reutov, Elektrostal, Balashikha, Lyubertsy, Mosrentgen, Shcherbinka. Along with another popular series, this is one of the most successful and enduring Moscow series.

A series of panel houses P-3 was developed in the late seventies. The first facilities were put into operation by the beginning of the 1980 Olympics, the main of which is the Olympic Village (South-West of Moscow, Troparevo district).

The experimental houses of this series, built in Troparevo, were 16-storey (P-3/16), later one more floor was added to the project (P-3/17).In the south of Moscow, low-rise options are sometimes found. What is characteristic, due to the initially laid down design features, this did not affect the layouts and the constructive solution in any way.

A series of panel houses P-3 is not included in the list of demolished houses, the probability of demolition, even in the long term, is extremely small. Beginning of rehabilitation (overhaul) in Moscow: 1st half of 2010s

The layout of the P-3 house provides for two types of typical sections - ordinary four-apartment and rotary (corner) two-apartment. All rooms in the apartments of panel houses of the P-3 series are isolated. Floor plans include all types of apartments up to four rooms. All apartments have large kitchens. Balconies are present in all apartments except one-room apartments. All apartments are equipped with separate bathrooms. At each entrance there is one cargo-passenger and 1 passenger elevator. The stairs are ordinary, there is no fire balcony. Spacious halls are provided in three- and four-room apartments. Kitchen stove- electric, natural exhaust ventilation, blocks in the kitchen and bathroom. Garbage chute on the stairs, with a loading valve on the platform.

The P-3 series is recognized as one of the most successful standard building series. She went into mass construction due to her high economic performance, and for her time was the undisputed leader.

In the late eighties and early nineties, the P-3 series was replaced by a new modernized series.

The P-3 series is quite often found in the development of the capital and the region, rightly considered one of the most successful projects high-rise buildings. Initially, the houses of this series were erected by "sixteen-story buildings", but in the 80s, the architects decided to add another floor (the safety margin included in the original project allowed this). In the southern part of Moscow, you can also find low-rise versions of the P-3. The first P-3 houses became part of the famous "Olympic Village", and modified versions of this series are being built today.

The advantages of this "late Brezhnev" project include well-thought-out modern layouts of residential premises, large loggias, freight elevators in each section. Improved thermal insulation of the walls is provided by external wall panels which have three layers. There are no plans to demolish the houses of the series in the foreseeable future.

Design features of the series and facade finishing

P-3 houses consist of isolated sections-blocks. Internal walls are prefabricated reinforced concrete panels, which have a thickness of 14 cm or 18 cm, and interior partitions made of rolled gypsum concrete panels 8 cm thick. Ceilings between floors are made of prefabricated reinforced concrete panels according to the size of the room (thickness 14 cm). The balconies are made of reinforced concrete slabs (22 cm), which are supported by external expanded clay concrete panels. Balcony railings - metal (blank screen).

Please note that the electrical wiring in P-3 is laid in plinth boxes, where a special iron pipe with wires.

Sections in P-3 can be either ordinary (4 apartments per floor) or corner (8 apartments per floor). The first floor in typical P-3 can be both residential and occupied by infrastructure facilities.

Features of apartment layouts

Despite the fact that most of the interior walls of the P-3 series are load-bearing, which makes redevelopment difficult, such housing is in high demand on the real estate market. This is partly due to the fact that the rooms there are initially spacious, and the layout is good and without alterations. Most often, when repairing apartments P-3, they increase the area of \u200b\u200bthe bathroom due to "borrowing" square meters at the corridor. The area of kitchens in all apartments of the series is from 8 to 10 m2.

Perhaps the only drawback of the P-3 series is considered to be small living rooms in “odnushki”, but today this can even become a “plus”, given the modern fashion for small “smart apartments”. In addition, balconies are not provided in one-room apartments of the series.
